5 Deals that May Break your Dream Home Purchase

By Dean Shaw · On December 28, 2016

Owning a home is sure to come with a great deal of pride and accomplishment on your part. However, the key to getting the best deal will take some time and effort on your part to achieve. It’s important to have a thorough home inspection completed of the property you’re considering. This can allow any potential issues to be discovered at the earliest stage. Being aware of some possible problems that should be addressed prior to making an offer on a home may be helpful to you.

Pest infestation

It’s not uncommon for some areas to have more pests around it than others. For instance, southern parts of the United States commonly deal with fire ants during this summer months.

Dealing with a infestation of pests is not something you’ll want to have to deal with when moving into a new home. This may give you second thoughts when it comes to following through with the purchase of the home.

However, in most cases, all you may need to do is pick up the phone and get someone who knows the kind of pest control in San Diego to get rid of the infestation. This area is all too familiar with termites and is well aware of the signs to look for in any home. If you see small piles sawdust when looking at a new property, this could be an indication of termites.

Leaky roof

The last thing you will want to do after buying a new home is to replace the roof on it. You will want to be sure that any house you’re considering doesn’t have a roof that constantly leaks.

This is sure to contribute to water damage in the home and it’s ideal only to select a property that has a stable roof on it or be prepared to make the necessary repairs. Keep in mind that studies do indicate the cost of replacing a roof can range from $2.75 – $7.50 per square foot for asphalt shingles.

Structural damage

One of the things you will want to do before loading up your moving boxes is to check the structure of the home. You will want to be sure the foundation is sturdy and stable foremost when an inspection is done.

This may strongly influence your decision to actually make the purchase or not. Dealing with a situation such as this is sure to make you want to look for housing elsewhere.

Electrical issues

It’s critical for your comfort and well-being to ensure there aren’t any electrical concerns that should be addressed before investing in a home. This is something your professional home inspector should be able to find for you if there is.

Electrical wiring can be dangerous when not done correctly and you’ll want to ensure this is not the case. Fires can be started if your home has electrical problems and this is the last thing you will want to deal with at any time.

Dangerous flooring

You will want to be sure the flooring of any home you buy is safe and secure. You will want to be sure there aren’t any holes in this part of the house because this could cause you or any of your visitor’s serious injuries.

Take the time to do a thorough walk through of the entire home before you consider putting down any money. This will enable you to be certain the flooring of the home is stable and in good condition.

Finding a home you will love and will truly be your dream property will take time and effort. Be sure to look for any potential deal breakers beforehand and then determine if this is something you want to fix or simply avoid getting involved in at all!
